The original purpose of Carriage Houses, also known as coach houses, was to provide a covered space for storing and maintaining horse-drawn carriages and their accessories. Some were living quarters for the people who took care of the horses on the upper floors. 

These days, detached garages with living space above them are a layout for carriage house plans. They are now second homes, in-law quarters, detached offices, studios, workshops, rental units, and vacation residences after being converted from their original function. 

Carriage house floor plans feature a garage on the ground floor and cozy sleeping and living quarters above. Carriage house plans are an alternative to larger cottages, cabins, and vacation homes due to their compact and energy-efficient design.

However, this type of home would be awkward if most homes were colonial-style.

2 Bedroom Carriage House Floor Plans

The 2 Bedroom Carriage House Floor Plans is a spacious home with a large living room, two bedrooms, and two bathrooms.

This home has a large two-car garage with office space. The kitchen is open to the family room and dining area, so you can enjoy meals together and entertain guests in your home.

The main bedroom has its own bathroom, while the second bathroom is on the opposite side of the hall from the other two bedrooms, making it convenient for everyone to get ready in the morning.

Is it possible to construct a carriage house on a narrow Space?

A carriage house is rectangular and fits nicely on a narrow lot. Their compact design makes them ideal for squeezing, and a basement garage can further minimize the home’s overall footprint.

Although, it’s important to note that your home style will impact how much space you have between the home and your property line.

For example, if you’re building a traditional farmhouse and want to build right up against the property line, you’ll need around 20 feet of width for a two-car garage and driveway. But if you build a carriage house or cottage with an attached garage on one side, you can get away with building closer to 10 feet from your neighbor’s property line.

Does a Carriage House Have a Spare Room?

There is a bonus room in a carriage house. The bonus room is on the home’s second floor, making it an excellent place to add additional square footage to your home without making significant structural changes.

The bonus room can be an office, playroom, or guest bedroom. It can also serve as an extra living space if you’re looking for more space for entertaining guests or hosting family gatherings.
